The Building Safety (Remediation of Unsafe Cladding) Bill was introduced to Parliament on 14 October 2026. It reflects the Government’s continued focus on building safety, and looks set to have significant implications for building owners, developers, contractors and others in the wider construction supply chain.
Among other things, the proposed legislation seeks to create a mandatory process for the assessment and timely remediation of external wall fire safety issues in certain medium and high-rise residential buildings, backed by strong enforcement powers and significant penalties for non-compliance. In addition, it provides for a registration system for medium-rise residential buildings; and for a mechanism for authorities to obtain disclosure of beneficial ownership information relating to certain properties.
The Bill also focusses on expanding existing redress routes in relation to building defects, including by way of significant changes to the current remedy against cladding product suppliers and manufacturers under s 149 the Building Safety Act 2022; and by providing that applications for remediation orders, remediation contribution orders and building liability orders under the BSA 2022 will not be subject to any limitation periods.
Join us as we unpack the key provisions of the Bill and consider what they could mean in practice. We will look at matters such as the proposed assessment and remediation duties, the changes to cladding product manufacturer/supplier liability; amendments in relation to Building Liability Orders and how the Bill may fit alongside recent building safety litigation.
