The new National Scheme of Delegation

From 31 October 2026, the new National Scheme of Delegation will make officer decision-making the default across English local authorities, significantly narrowing the circumstances in which applications can go to planning committee.

Real Estate breakfast briefing: Renters’ Rights Act six months on

On Thursday 12 November 2026, our expert panel returns to unpack what's actually happening on the ground — and what's coming next.

With ‘phase one’ of the RRA coming into force on 1 May 2026, we are now in the world of APTs with statutory annual rent review procedures. In line with phase two of the government’s implementation roadmap, December 2026 will see the start of the regional rollout of the landlord registration service for the Private Rented Sector database. Further reforms including the PRS Landlord Ombudsman, and applying Awaab’s Law and the Decent Homes Standard to the sector are all set to follow.

Drawing on insights from our panel as well as data from recent First-tier Tribunal hearings, we will again discuss the financial and operational implications of the RRA for the PRS, co-living and SFR sector.
