Simmons & Simmons has advised developer, Old Park Lane Management (“OPL”), on the pre-let of office space in 20 Ropemaker Street to Linklaters.

International law firm Simmons & Simmons has advised developer, Old Park Lane Management (“OPL”), on the 300,000 square foot pre-let of 20 Ropemaker Street to Linklaters LLP who have chosen OPL’s 27 storey, wellness-focused development as the location of its new global headquarters. The Simmons’ construction team has also advised OPL in relation to the placing of the £240m building contract for both 20 and 22 Ropemaker Street with Skanska.

The development is located to the north of the new Crossrail entrance at Moorgate Station and, once completed, will deliver 450,000 ft² Grade A BREEAM “Outstanding” and WELL Platinum office space. The project is set for completion in Spring 2023.

The Simmons real estate team was led by real estate partner Ali Crosthwaite supported by managing associate, Alice Bell. The construction team was led by construction partner Richard Dyton, supported by Tom Harris and Charlie Hirst. Nick Cronkshaw and Candice Nichol provided tax support.

Commenting on advising OPL in relation to the building contract with Skanska, Richard Dyton said:

"To advise on such an exciting building is a tremendous privilege and to work alongside such an excellent team at OPL and development manager CO-RE has been a pleasure.”

Commenting on the exchange of the pre-letting agreement, Ali Crosthwaite said:

“The team at Simmons are delighted to have assisted OPL in relation to this significant pre-let for the development. Both parties’ legal and technical teams collaborated very well together which was invaluable given the complexity of the arrangements involved.”
