International law firm Simmons & Simmons has advised Greenergy Data Centres and Tensor Estates in their negotiations with Nebius, the NASDAQ-listed AI Cloud company, on a 22MW leasing agreement for Greenergy’s existing data centre in Tallinn, Estonia - the largest and most energy-efficient data centre currently operating in the Baltics.
The agreement will see the expansion of the existing data centre and is expected to be operational by the end of the year.
The team also supported Tensor Estates on its equity investment into Greenergy Data Centres.
The transaction reflects the growing number of neocloud and AI-as-a-Service (AIaaS) related deals across the European data centre market, an area in which Simmons & Simmons has been actively supporting clients across a range of strategic projects and investments.

The team worked alongside Estonian law firm RASK Attorneys-at-Law on both the agreement and equity investment.
