Ruth is a supervising associate in the Real Estate team in Dublin, with a wealth of experience in all aspects of commercial real estate. She previously trained and worked in a top tier Irish firm before joining Simmons & Simmons. In addition to her experience in property, Ruth has completed a post graduate professional diploma in project management, which has equipped her with the skills and knowledge necessary to effectively manage complex legal transactions. Recognising the crossover between real estate and construction, she is currently undertaking a masterclass in construction law with the Law Society of Ireland.
Ruth's expertise includes advising on the lender and borrower side in property financing transactions, acting for vendors and purchasers in high value asset sales, advising on the real estate aspects of M&A corporate deals, acting for funders of large-scale developments and negotiating commercial leases for both landlords and tenants.
She has particular expertise in the healthcare and life sciences sector and has acted in the sale of a private hospital, the sale of development land for a purpose built primary health care centre, as well as the financing by a domestic bank and international lender of the acquisition of multiple nursing homes and assisted living facilities. She has also recently advised a European REIT operating in Ireland on a portfolio of forward funding nursing home development transactions with a value of approximately €300 million.
