Simmons & Simmons advises Telehouse on £220m+ Docklands acquisition

Simmons & Simmons has advised Telehouse on the acquisition of the Inventory Estate at East India Dock, London, for more than £220 million.

International law firm Simmons & Simmons has advised Telehouse International Corporation of Europe Limited on the acquisition of the Inventory Estate at East India Dock, London, from LaSalle Investment Management and Trilogy Real Estate for more than £220 million.

The acquisition, completed by Telehouse and parent company KDDI Corporation, will support the expansion of Telehouse’s existing London Docklands campus through the development of a new high-density, AI-ready data centre.

The site is located close to Telehouse’s existing campus and provides additional capacity to support future customer demand. Telehouse has secured 65 MVA of power for the site, providing a foundation for its phased, long-term development.

The planned data centre will provide high-density colocation services, low-latency connectivity and infrastructure to support AI workloads.

The transaction further demonstrates Simmons & Simmons’ experience advising on significant data centre and digital infrastructure transactions.

The Simmons & Simmons team was led by real estate Partner and Global Co-Head of Data Centres, Barry Gross.

Commenting on the transaction, Barry Gross said: “This is a significant investment in the continued expansion of Telehouse’s London Docklands campus and the infrastructure needed to support growing demand for AI and digital services. We’re proud to have supported Telehouse on this important acquisition.”

Mark Pestridge, Managing Director of Telehouse Europe, commented: “Simmons & Simmons provided invaluable support throughout this important acquisition. Barry Gross and the team brought a strong understanding of our business and the data centre sector, providing practical and commercial advice throughout the transaction.”
